Today is about thinking of what is possible, how all of this Local online online marketing and Local Brand Presence building can change your business and strategies that you can work into your 2026 Game Plan.

As you start reading, give yourself permission to ignore the thoughts of implementation, just be present, listen as you read, evaluate your business and see what strategies can be added, inserted or flat take over your current marketing and branding plan - right now it isn’t about implementation. Real quick… I am saying to ignore implementation for now, because it has a habit that paralyze’s MLO’s with information overload where many times they just give up and do what they always have done and like we all know the average MLO doesn’t make enough 💶 to live , so just take notes, open your mind, maybe have glass of wine 🍷🍷 and absorb it all.

It’s Time To Build a Strong Local Online Presence (Website + Local SEO + Content)

Create or refresh your website

This should be as simple as popping a Tic Tac for fresh breath, but as I look at hundreds of websites a week, I continue to be bewildered at the mediocrity of the average MLO website you find online or just lack of any website. You have to think, this is you first impression to that Realtor to that Prospective client, so it is simple, it needs to be the best part of your online presence and brand and if you are looking to save a buck on your website you aren’t ready for big time production. I have used www.vonkdigital.com for years and stand by them, they have great modern designs, work hard to keep growing their platform and features and the owners are just great people. Once your website is ready, do or hire to do these steps

  1. Use location-specific keywords: include city/region neighborhood names, e.g. “Denver CO mortgage loan officer,” “Miami Florida first-time homebuyer loans,” etc. (using terms like these throughout your website with proper placement will increase the Local SEO for your website

  2. Claim and optimize your business on local directories (e.g. Google Business Profile — or equivalent) with consistent name/address/phone number. (it is very important that your information stays consistent and correct across all local directories and platforms to boost our Local SEO)

  3. Publish relevant content (blog posts) answering common home-buyer questions: e.g. “How to get pre-approved,” “Steps for first-time Oregon buyers,” “Difference between FHA and conventional loans,” etc. (complete these on your website, separate blog for business, videos on Youtube, podcasts, etc)

  4. Testimonials, Testimonials, Testimonials. Getting Testimonials on big platforms like Google, Facebook, etc is extremely impactful for a websites and online presence growth. Once you receive these testimonials, you can embed them on your website. This gives you a wealth of Social Proof.
